The Process

Initial Consultation

This is the initial meeting between the Client and the Designer. The goals of this meeting is two-fold, both parties need to gain an understanding of each other and ultimately determine if there is a potential fit and there for a working relationship between each other down the road.

With in this meeting the Client should provide any information they have regarding the project, including but not limited to concepts, imagery or any other materials gathered to date that get the project intent across.

If both parties feel there is a t and are in agreement the Designer will draw up a contract for the Clients’ review. Upon a signed contract work will commence.

Programing

This is where the project is uncovered and defined. Through additional interviews with Client the Designer will derive the project program based on the individual needs and goals of the Client. This program is built around the Clients’ vision, lifestyle, personal style, likes and dislikes and precedences.

At this point the Designer shall obtain and review any existing documentation provided by the Client, builder or contractor, to determine what further documentation is needed. is Could include but is not limited to detailed site measurements, photography and creating a comprehensive inventory of existing furniture, fixtures, accessories and art work that might be used in the final project. e Designer will also begin to pull together the project team, advising pertinent consultants.Once a program is determined the Designer will draw up a basic scope of services proposal as well as a preliminary budget and schedule for the project based on the feasibility of meeting the Clients’ requirements.

Conceptual & Schematic Design

From the established program the Designer can now begin to write the preliminary narrative for the design concept. is narrative will dictate the tone and direction for the project as well as acting as a decision making tool later in the process. In order to properly convey the concept the Client and Designer will take part in visioning sessions to compile a comprehensive storyboard that clearly depicts the concept.

The next step is to address the physical spaces them self, the flow between them and the adjacencies with in them. The Designer will translate the written program and concepts into functional, usable and livable spaces. This process of space planning will lead to the creation of

preliminary space plans, furniture plans, elevations and renderings. With these introductory plans and concept, preliminary selections of interior architectural finishes, paint selections, fixtures, lighting and furniture can also be considered.The Designer will explore and share multiple schemes with the Client, with the intention of finally narrowing it down to the strongest (to pursue in more depth in design development) and to ensure that the Clients’ vision is being met. Through out this phase regular meetings with the relevant consultants and contractor will allow the preliminary budget and schedule to be fine tuned to keep up with the progress.

Upon completion of this phase the Designer will provide a conceptual & schematic design sign of package outlining all decisions and progress to date. Design development will not commence until the Client has received and signed o on the package, signifying their approval of the work to date and direction.

Design Development

Now that the strongest scheme has been determined, the Designer can further develop it. This is where the design really begins to take form and show the projects’ true potential. With in this phase the Designer will determine the specific qualities and feasibility of each design element. Regular meetings with the Client and relevant consultants will ensure the design intent is met as well as help to update the budget as the design evolves

The realization of design is brought together by the completion of space plans, furniture plans, elevations and custom mill work package. Specifications are also determined at this point for architectural details and interior finishes. These include but are not limited to the selections of flooring, tile, paint schedules, hardware, appliances, plumbing and electrical fixtures, furniture and fabrics.

With these selections the Designer will specify and create work orders, in order to acquire quotes from the relevant subcontractors, vendors or workrooms.

Upon completion of this phase the Designer will provide a design development sign of package outlining all decisions and progress to date including an initial pricing package. Construction documents will not commence until the Client has received and signed off on the package, signifying their approval of the work to date and direction.

Documentation

This is where the Designer creates the technical documentation to communicate the design intent in order to undertake the interior construction and installation of the final design.

This comprehensive package will contain fully noted and dimensioned drawings, schedules, detailed specifications, selections, finish & material samples and any other necessary documents needed to get the work done. These documents will be distributed to all the appropriate parties, including contractors, work rooms and shops and manufactures.

The Designer will coordinate and obtain all shop drawings from outside parties during this phase to be included in the final construction document package.

The Designer will also prepare final estimates of goods sold and upon the Clients approval and deposit, the Designer will create all purchase orders from detailed specifications and track the vendor production.

Upon completion of this phase the Designer will provide the completed construction document package along with a final pricing package for the Clients review.

Design Implementation

The Designer on the Clients’ behalf oversees the construction and implementation of the design. During this phase of work the Designer will coordinate directly with the contractor, subcontractors, show rooms, workrooms and all other tradesmen involved. e Designer will monitor all progress and make sure that the standards called out for in the construction documents and design intent are being met. Regular site visits are encouraged to ensure these standards are indeed met and that the work is completed in a professional manner. Progress will be communicated to the Client in scheduled progress reports.

The Designer is also available during this phase to provide any additional requests for information (RFI’s) or change orders the contractor might need to complete the work.

All goods purchased by the Designer, will be received and installed aer the completion of work under the direct supervision of the Designer. Following the conclusion of work and installation of goods, the Designer will conduct a walk thru with the Client, to document any damages, work that isn’t up to standard, areas of concern, or potential for additional work.

Once all of these punch list items have been successfully addressed, the Designer will present the Client with a close out package containing any warranties from manufactures on installed goods. e designer will follow on a quarterly basis for a year aer the completion of the work to establish the project has remained safe, livable and enjoyable.
